BRNO INDUSTRIAL MARKET: UPSWING IN 2018

The supply of commercial industrial properties around the second largest city can be characterized by the long-term dominance of CTP. The portfolio of its Brno parks currently exceeds its area of 780,000 sq m, while another significant developer, VGP, has only less than 32,000 sq m in the area, ie. in less than 5% in relative terms. However, according to the data of the real estate-consulting company 108 AGENCY this year, industrial construction in Brno is waiting for a change, given the announced arrival of major developers headed by Prologis and Accolade.

"Increasing rivalry among developer groups will create a highly competitive environment, which will benefit both existing and newly arrived tenants in the form of better leasing conditions," says Marek Sýkora, Industrial Consulting Consultant, 108 AGENCY specializing in the South Moravian region.

The American development company Prologis is preparing a completely new logistics complex near the D52 motorway near Syrovice. Existing plans count at the site with the construction of three halls with an area of approximately 90 thousand square meters. Another logistics zone could be built near Brno Airport, considering the last year's property entry of the significant Czech developer group Accolade into the Brno Airport. Also, local developers are interested in building new industrial zones, the example being the project of the new premises in Rosice, where construction of halls with a total area of up to 9,000 sq m should start at the latest next year, with 108 AGENCY in exclusive representation.

Also, when looking at new transactions, we can see the growing interest of clients in the South Moravian metropolis. For example, Tamda Foods newly rented a 1,723 sq m unit in CTPark Brno II, which is a continuation of its expansion starting with the announcement of the construction of a completely new distribution centre in Prague's Hostivice with an area of 20,000 sq m. Other interesting deals include the provision of space rental for Bravo Europa, which in the area of M7 Ivančice Industrial Park newly uses a total of 6,700 sqm of new premises or 1,800 sq m for Rent PRO in the Pozemstav area. In year-on-year comparison, 108 AGENCY records, before the end of Q1 2018, the signed transactions amounting to 80 % of the total volume of mediated transactions in 2017. These included, for example, 3,000 sq m for the significant logistics company DSV or distribution facilities of Rohlík.cz (3,524 sq m).
