Junior Land Acquisition & Development Consultant #weare108 👋

We are looking for a colleague to join our close-knit 108 team in a new role as Junior Land Acquisition & Development Consultant. Our department is at the very beginning of every project — we search for, assess and trade the land on which what others will only see once completed is yet to come into existence.

If you are at the start of your career, are attracted to this world and want to learn how real transactions are done in practice, you are in the right place with us. You will be the right hand of senior colleagues and go through the entire process, from finding a plot of land through its assessment and negotiations with owners to closing the transaction. You will gradually become independent so that you can lead transactions yourself.

What will your mission be?

This role combines support for commercial transactions involving the purchase and sale of commercial land, land sourcing and assessment, market analysis, and the preparation of materials and documentation. The aim is to move you from a support role to independently handling simpler land cases.

Specifically, you can expect to:

Support for commercial transactions

  • Finding suitable plots of land based on client briefs and actively working with the market.
  • Initial assessment of land.
  • Preparing marketing materials (teasers, information memoranda, client presentations).
  • Preparing materials for decision-making when purchasing / selling land.
  • Assisting with the preparation and coordination of virtual data rooms.
  • Communicating with property owners, clients, investors and advisers under the guidance of a senior consultant.
  • Participating in negotiations with landowners and client meetings.

Analysis and research

  • Financial models and calculations of land economics (residual land value, cash flow) in Excel.
  • Market research, land price levels and comparable transactions.
  • Reviewing ownership structures and entries in the Land Registry, zoning plans and key technical constraints (access, utilities, easement zones).
  • Preparing market updates and materials for pitches.

Administration and CRM

  • Maintaining records of projects and contacts in the CRM.
  • Preparing NDAs, LOIs and other standard documents in cooperation with the team.

Personal development

  • Actively participating in mentoring from senior colleagues.
  • Gradually taking on independent responsibility for parts of projects and transactions.

What do we expect from you?

  • A background in economics, finance or real estate is an advantage, but a university degree is not a requirement. What matters more to us is an interest in commercial land, the ability to work with data and figures and the desire to learn quickly — recent graduates are welcome too.
  • Previous experience or an internship in real estate, investment, advisory or banking is an advantage.
  • Analytical and critical thinking — it is not enough for us that you find information; we want to know what it means and what follows from it.
  • Initiative and independence — when you do not know what to do, you first look for a solution and come with a proposal, not just a question. Proactivity matters more to us than titles.
  • Curiosity and a desire to understand the bigger picture — how land, zoning, development and business fit together.
  • A natural ability to work with AI and digital tools — along with the ability to verify their outputs and not treat them as unquestionable truth.
  • English at a level suitable for everyday business communication — an email to a client or a call with an international colleague will not throw you off.
  • Attention to detail and the ability to work with data and documents — with land, a detail in the Land Registry or zoning plan often makes the difference.
  • Communication skills and a professional manner — you will be in contact with landowners and clients and will gradually negotiate with them independently.
  • A category B driving licence is an advantage.

What do we offer?

  • Stable and long-term cooperation with a renowned real estate advisory company.
  • The backing of a company, which operates in the CEE region and develops its own technology – for example, 108 Mapa, connecting CRM, sales and real-time data.
  • Competitive financial compensation – a monthly salary based on your experience, an annual bonus and the opportunity for further financial growth.
  • Freedom, trust and flexibility.
  • You will not be sitting only behind a computer – you will go into the field to visit land, negotiate with owners and attend client meetings.
  • Support from more senior colleagues – you will always receive it from us whenever you need it; especially at the beginning, we consider it a given.
  • Mentoring and the opportunity to quickly build your competencies.
  • Direct contact with the business
  • An informal and friendly atmosphere – our team matters to us.

And, of course, a range of company benefits listed below.
