LOW VACANCY KEEPS PRAGUE OFFICES IN LANDLORDS' HANDS
The Prague office market kept a healthy pace in the second quarter of 2026. Take-up climbed 21% quarter-on-quarter to 125,400 sqm, even though it remains roughly a quarter below last year's level. Lease renegotiations continued to drive activity, accounting for close to seven in ten deals, with occupiers most active in Prague 4 and Prague 5. Fresh supply is still arriving at a measured pace, though developers broke ground on three smaller city-centre schemes during the quarter, pushing the construction pipeline above 309,000 sqm, much of it already spoken for. Vacancy held at 5.8%, unchanged on the previous quarter and 70 bps lower than a year ago. Prime rent in the centre stayed put at €30/sqm/month, while asking rents elsewhere in the city edged higher. Landlords therefore remain firmly in the driver's seat.
