ASSA ABLOY Pedestrian Door Solutions is the world's leading supplier of automatic pedestrian door systems, including sliding, pivoting and swinging doors.
Lease renewal for a major tenant in a warehouse and office complex:
- We have completed a detailed analysis of the terms of the existing lease for Assa Abloy
- We searched for suitable alternatives for the client in the vicinity of Stříbro - 30km radius
- We compared the existing costs and prepared argumentation documents for negotiations with the landlord
- And subsequently we negotiated more favourable economic terms
Key activities:
- Prepared comprehensive argumentation documents including current market rents, occupancy rates and new transaction trends
- We achieved a reduction in the originally offered rent
- We significantly increased the incentive volume, which was key for the client
- As a result, the client was able to address a shortage of office space by adding an entire floor while upgrading a loading bay that was originally inadequate
- We assisted in reviewing the entire lease amendment and helped negotiate operational terms for the continued use of the lobby and outdoor areas.
- As part of the negotiations, we were also able to secure improvements in the quality of management services provided
